Who we are

What we are

  • ✓A loan broker. packages business-purpose real-estate deals and presents them to independent lenders, who underwrite, approve and fund.
  • ✓Investment and commercial property only.

What we are not

  • ✕Not a bank or lender. We make no credit decisions and promise no approval, rate or timeline.
  • ✕Not for homes you live in. We point you to a licensed mortgage company, free, with no referral fee.

How we're paid

Only when your loan closes. Our fee is on the lender's term sheet and your settlement statement. Nothing up front, ever. If a lender also pays us, we tell you how much.

Credit checks

At prequal: nothing

Stella & AI

Stella runs on wilfolio's own server. She answers from 100 questions our team wrote and checked, and fills in your numbers from our formulas. Nothing she says is invented, and your questions are never sent to an outside AI company.

AI never approves or declines a loan, quotes a rate, or changes your request. People and lenders make those calls.

Text messages

Program
wilfolio loan updates, sent by Wilfolio LLC (Ohio). Texts start once our dedicated wilfolio line is registered with the carriers; until then we contact you by email and in your deal room.
What we text
Updates on your loan request, document reminders, closing and appointment reminders, and replies to your questions. No marketing unless you separately ask for it.
How you join

What we collect

  • What you tell us about the property, the loan you want, your entity and its owners.
  • Your name, email and, if you give it, your mobile number.
  • At prequal: no credit information, no Social Security number and no ID. If your request prequalifies and you consent, a licensed third-party provider collects what the credit and background checks need, directly from you.
  • Documents you upload, messages, and your questions to Stella.
  • Basic security records: sign-in times, IP address and browser type, used to protect your account and prove consent.

How we use it

To prepare your loan request, present it to lenders you approve, keep you updated, answer your questions, protect your account, and meet legal obligations. Nothing else.

Who we share it with

  • Lenders you approve, one by one, to consider your loan.
  • Service providers that run our systems (secure database and file hosting, email delivery, and, only after you prequalify and consent, a licensed credit and background-check provider), under contracts that limit use to serving you.
  • Authorities, only when the law requires it.

We never sell or rent your information, never use it for advertising, and never send it to outside AI companies.

Cookies and browser storage

We use no advertising or tracking cookies and no analytics trackers. Your browser keeps only your sign-in session, your theme, and unsaved deal numbers, never identity or contact details. You can clear them any time.

How long we keep it

Application records are kept as long as lenders and the law require, then deleted. Stella conversations stay with your file. Drafts you abandon are never sent to us.

Your choices

  • Get a copy of your information, correct it, or ask us to delete it, except records the law requires us to keep.
  • Stop texts any time by replying STOP.
  • Withdraw a consent for the future by messaging the team.

Email admin@wilfolio.com or use Messages in your deal room. We answer within 30 days, and we'll never treat you differently for asking.

Security

Encryption in transit and at rest, account-level locks in the database, a private document vault, and an append-only audit log. If a breach ever affects your information, we'll tell you and the regulators as fast as the law requires.

Children

wilfolio is for business borrowers 18 and older. We don't knowingly collect information from children.

Changes

If we change this notice, we'll update the date above and, for any material change, tell account holders by email first.

Fair lending

We never ask race, color, religion, national origin, sex, marital status or age for any decision, and never treat anyone differently for them. Lender matching uses only deal and credit factors, and every match shows its reasons.

Accessibility
